A letter of intent to lease summarizes proposed terms before a final lease is negotiated. These templates can help organize a tenant’s or landlord’s opening proposal. An LOI is not automatically a completed lease or a promise that negotiations will succeed.

Choosing the right format
Decide whether the proposal concerns commercial premises or residential accommodation. Binding effect, exclusivity and confidentiality depend on the document’s wording and applicable law. A signature does not automatically require the landlord to stop considering other tenants.

- Parties, property address and proposed use
- Proposed rent, lease term, start date and deposit
- Conditions, response deadline and any expressly binding provisions
How to use the template
- Confirm the property and each party’s role.
- State proposed terms clearly and identify issues still to be agreed.
- Arrange appropriate legal review before signing or relying on exclusivity.
Worked example
A proposal might request a two-year term beginning on an agreed date, subject to inspection and a final lease. Clearly separate that proposal from any binding obligations.
